Terms and Conditions
1. Penal interest @ 24% will be levied for delayed payment of instalments.
2. All payments have to be made by cross Cheques/Demand drafts payable at Kochi favouring ANSAL BUILDWELL LIMITED
3. The area stated above refers to (a) Plot area (b) Plinth area for villas and (c) Super Build-up Area. i.e builtup and share of common areas for apartments
4. Legal Fees, Registration Charges, Service and incidental charges society formation expenses etc., will be extra.
5. All other charges/ deposites etc., relating to power, water, fire fighting and other connection will be charged extra.
6. Stamp paper should be procured by the buyers as per Goverment norms at the time of registration
7. Sales tax, other applicable taxes imposed by State/Central Goverment if any will be payable extra
8. An agreement as specified by ANSAL BUILDWELL LIMITED will have to be executed after initial payment
9. Company reserves the right of allotment/rejection of Plot/ Villa/ Apartment without assigning any reasons
10. Any increase in the basic cost of raw materials beyond 5% shall be borne by the Plot/ Villa/ Apartment buyer (As per the agreement)
11. In case of cancellation of booking of Plot/ Villa/ Apartment at the request of buyer, a sum of Rs. 10,000/- will be deducted as service charges and balance money will be refunded within 30 days after the sale of the Plot/ Villa/ Apartment cancelled
12. The Company reserves full right to alter , change, amend plans, price and other terms and conditions without any notice
